Welcome to our charming and spacious one-bedroom second-floor tenement flat, perfectly located just steps from the sandy shores of Portobello Beach. With breathtaking sea views from most windows, this is the ideal coastal retreat for couples, families, or small groups of friends.
Sleeping Arrangements
• Main bedroom: King-sized bed with a high-quality mattress, soft bedding, vanity unit, bedside cabinets, and clothes hanger.
• Living room: Flexible layout with a trundle bed that can be used as two singles or a super king-sized bed, making it a great second sleeping area if needed. *Please let us know at the time of booking your preference if you intend to use the sofa bed*
Kitchen & Dining
The spacious, well-equipped kitchen diner offers everything you need to cook and enjoy meals while soaking in sea views:
• Oven, hob, microwave, kettle, toaster, and washing machine
• Large dining table – perfect for shared meals and relaxed mornings

A large, bright living room features:
• Comfortable sofa
• TV and WiFi
• Storage drawers
• Trundle bed (sleeps 2 or converts into super king. Please let us know your preference at the time of booking.)

Situated in the heart of lively and welcoming Portobello, you'll be surrounded by:
• Independent shops, cafes, bars, and street food stalls
• A leisure centre just along the beach offering swimming, gym access, Turkish baths, and classes (short-term passes available from Edinburgh Leisure)
• Excellent public transport links to Edinburgh city centre
Despite the buzz of the high street, the flat itself is peaceful and quiet – perfect for relaxing after a day of exploring.

• Central heating and free WiFi
• Parking is availability dependent but there are available spots most of the time. They can get full during very good weather and in the middle of the day.
• Located on the second floor – no lift (not suitable for guests with mobility issues)
• No parties and quiet hours between 10 pm–8 am to respect our lovely neighbours
