House Rules

Last Updated: October 12, 2026

Welcome

Thank you for choosing Edinburgh Escapes.

Our Properties are professionally managed on behalf of individual property owners and are prepared to a high standard for every guest. These House Rules are designed to help ensure that everyone enjoys a safe, comfortable and relaxing stay, whilst respecting our neighbours and the homes entrusted to our care.

By staying in one of our Properties, you agree to follow these House Rules together with our Booking Terms & Conditions.

Our House Rules also help us meet the conditions of the short-term let licences under which many of our Properties operate, ensuring we can continue welcoming guests to Edinburgh for years to come.

If you are ever unsure about anything during your stay, please contact our Guest Services Team—we are always happy to help.

1. Occupancy

Only the guests included within your Booking Confirmation may stay overnight at the Property.

The maximum occupancy stated for each Property must never be exceeded.

Many of our Properties are licensed by the local authority for a specific maximum number of guests. These licence conditions are a legal requirement, and neither Edinburgh Escapes nor the Property Owner can permit occupancy beyond the licensed limit.

If you wish to add additional guests before arrival, please contact us. We will always try to help where possible, provided the maximum permitted occupancy for the Property is not exceeded.

Some Properties may also have additional occupancy restrictions, which will be clearly stated within the property listing or Booking Confirmation.

2. Group Bookings

We welcome groups travelling to Edinburgh for holidays, family occasions, sporting events, concerts and other leisure activities.

If your booking forms part of a larger group, or is connected with a stag or hen celebration, birthday celebration or similar event, we ask that you contact Edinburgh Escapes before making your booking.

This helps us ensure that the Property is suitable for your requirements and that any licence conditions, occupancy limits or building-specific restrictions can be met.

Failure to disclose the nature of a booking where this information has been requested may result in the booking being declined or cancelled in accordance with our Booking Terms & Conditions.

3. Respect for Neighbours

Many of our Properties are located within traditional Edinburgh tenement buildings or residential developments where people live permanently. These buildings often have shared entrances, stairwells and communal areas, and sound can travel more easily than in modern construction.

We therefore ask guests to be especially mindful of noise and respectful of neighbours at all times, particularly when arriving late, leaving early or using communal areas.

In particular, we ask guests to:

  • keep noise to a reasonable level at all times;
  • observe quiet hours between 10:00pm and 8:00am;
  • avoid excessive noise in communal entrances, stairwells, lifts and shared gardens;
  • respect neighbouring residents and other guests;
  • ensure children are appropriately supervised in communal areas.

Persistent or serious noise complaints may result in your stay being terminated in accordance with our Booking Terms & Conditions.

4. Parties and Events

Our Properties are intended for holiday accommodation only.

Parties, stag or hen celebrations held at the Property, gatherings, commercial events and unauthorised visitors are not permitted unless we have given our prior written consent.

If we reasonably believe that a Property is being used for an unauthorised event or gathering, Edinburgh Escapes reserves the right to refuse entry or require the booking party to leave immediately.

5. Smoking and Vaping

Smoking and vaping are strictly prohibited inside all Edinburgh Escapes Properties.

Where permitted, smoking should only take place outside the Property and all cigarette ends must be disposed of responsibly.

Additional cleaning or deodorising charges may be recovered where this rule is breached.

6. Pets

Pets are only permitted where expressly stated within the property listing or confirmed in writing by Edinburgh Escapes.

Guests bringing unauthorised pets may be required to leave the Property and additional cleaning charges may apply.

Assistance dogs are, of course, exempt from this restriction where required by law.

7. Looking After the Property

Please treat the Property with the same care and consideration that you would your own home.

If anything becomes damaged, broken or stops working during your stay, please let us know as soon as possible.

Accidents do happen, and we would much rather hear about them immediately than discover them after your departure.

Prompt reporting often prevents minor issues becoming much larger and helps us minimise disruption for future guests.

8. Security

Whenever leaving the Property, please ensure that:

  • doors are locked;
  • windows are closed and secure where appropriate;
  • keys are not left in external key safes unless instructed;
  • heating, lighting and electrical appliances are used responsibly.

Edinburgh Escapes cannot accept responsibility for loss or damage arising from a Property being left unsecured.

9. Electric Vehicle Charging

Electric vehicles may only be charged using a dedicated EV charging point where one is provided.

Charging an electric vehicle from a standard domestic socket, extension lead or cable passed through a window or door is strictly prohibited.

Where EV charging facilities are available, additional charges may apply.

10. Visitors

Visitors who are not included within the Booking should only attend the Property with the prior agreement of Edinburgh Escapes.

Unauthorised overnight guests are not permitted.

Where licence conditions or occupancy limits apply, these must not be exceeded at any time.

11. Rubbish and Recycling

Please dispose of rubbish responsibly using the facilities provided.

Where recycling facilities are available, we encourage guests to separate recyclable materials where reasonably possible.

If you are unsure how waste should be disposed of, please contact us.

12. Check-out

Unless otherwise agreed in writing, check-out is by 10:00am.

Before leaving, we kindly ask guests to:

  • close and lock all windows;
  • switch off lights and unnecessary electrical appliances;
  • place used towels in the bathroom;
  • wash dishes or load the dishwasher (where provided);
  • return all keys as instructed;
  • leave the Property in a reasonably tidy condition.

Our housekeeping teams work to tight schedules, and late departures may affect arriving guests later that day.

13. Forgotten Property

If personal belongings are left behind, please contact us as soon as possible.

Where reasonably practicable, Edinburgh Escapes will retain forgotten items for a limited period.

Items can normally be returned upon payment of a £25 administration charge, together with all postage, packaging and courier costs, payable in advance.

Unclaimed items may be donated, recycled or otherwise disposed of after a reasonable period.

14. Emergencies

If there is an immediate risk to life or property, please contact the emergency services by dialling 999 before contacting Edinburgh Escapes.

For urgent Property issues, including:

  • major water leaks;
  • complete loss of power (where not affecting the wider area);
  • gas leaks or the smell of gas;
  • security concerns;
  • loss of access to the Property;

please contact our emergency number immediately.

For all non-urgent enquiries, including maintenance requests, general questions or assistance during your stay, please contact our Guest Services Team during normal operating hours.
